X entered into a contract to rent a room from Y and left guaranty money with him. Several years later, X terminated the contract and was requested by Y to pay the amount of money specified in the contract. As a result of the court ruling, X did not have to pay the full amount of the guaranty money that he had left with Y. The Supreme Court handed down the judgement that this was legal as a general rule in the case of such contracts.
